From Tom and Dorothy Littell of Denver, Colorado vs. the Prado Condominium Corp. in January, 2004:
"In an effort to get back our $22,000 deposit from the Prado Condominium Corp (represented by Craig Nassi) because of construction delays on our unit (well past the final deadline for completion), Nassi blamed us for delaying the closing. This delay, he stated under oath, was due to our requesting that our carpeting just be delivered and left in a roll, uninstalled. He testified that this caused a delay in his ability to deliver our unit on time.
In arbitration we demanded our $22,000 deposit back since he had resold our unit to another buyer for $10,000 more than our original contracted price. Our unit also contained solid wood doors and a dozen recessed lights which we also had to pay for in advance.
We won all the sums in arbitration and as the court was processing our award, Nassi raced to the courthouse to transfer deeds on the last two remaining pieces of property belonging to the Prado Corporation back to himself under the name of a different corporation. This act now made the Prado Corporation penniless and Nassi's attorney, Rick Brown, declared that his client did not have any funds to pay us back.
It is difficult to understand how a guy who thinks he is such a reputable Denver developer, who drives around in a Bentley, and lives free atop his Belvedere building can continue these business practices!
The biggest mistake we made was that we believed that if we didn't buy one of his units that the prices would go up before the building was finished. Not so! He actually REDUCED prices during construction as well as after the building was finished."
